After you check into the hotel and get settled we’ll meet for drinks and dinner. We’re starting bright and early. Breakfast at 9 then to my office by 10. We will begin by creating a very detailed buying strategy that will help you find terrific deals.

I break it down for you like this,

Plan of Action: What is my goal and how will I get there?
ZIP Codes: What ZIP codes will I target?
Criteria: What type of properties am I targeting?
Financing: (ex.) Find homes 20-30% below market with owner financing if possible.
Home Pricing: (ex.) Find homes that most people can afford. Usually that’s in the $300-$500,000 price range.
Search: (ex.) We want FSBO’s (for sale by owner), short sale, OWC (owner will carry), Facing foreclosure properties, or any property in a must sell situation. We use the newspapers, the web, and MLS (multiple listing service) to find properties. We also use ‘bird dogs” these are independent folks who drive neighborhoods and tell us about properties they know will interest us.

You will complete an investment strategy worksheet and follow this plan to the letter. This is the exact same strategy I used to buy 52 homes in 36 weeks. So, I know it works. I will coach you through my personal phone scripts that make cold calling a breeze.

We will then identify some properties in the ZIP code you chose and go inspect them. Now we’re off to buy some property.Hopefully the owner’s will be home and we can make an offer right on the spot. We’ll have a working lunch, and then visit some more properties and make some additional offers to purchase property. I’m planning 2-3 offers to purchase property the first day, and with any luck close one of them in 24 hours. I have a very specific game plan and a detailed script you will follow when we meet the sellers. Just follow exactly what I do. I’ll meet the first seller, and you meet with the next one. Don’t worry I’ll be standing right next to you and coach you along. The purpose of this script is to learn how to ask the right questions that make seller feel you’re only there to help him.

After you finish asking the initial questions, STOP! And LISTEN!
If you listen carefully, the seller will tell you everything you need to know about how they want you to move forward with the deal. Once the seller is comfortable we can determine how to create a contract that works for both of you.By now it’s probably 6:00 and you’ll want to get back to your hotel and freshen up for dinner where we’ll review the events of the day.Sunday starts with breakfast at 7 and I’ll pick you up at 8.This is the busiest day of the week in real estate. We’ll follow-up on the properties we missed on Saturday.

I’ll train you how to find Pre-Foreclosures and explain to you my specific plan to help seller’s keep their homes while you take an equity position with little or no money down.
